Furniture care for everyday living

Comfort deserves thoughtful cleaning.

From a favourite armchair to a family sectional, upholstery collects dust, contact soil and spills. We check the fabric, care label, colour stability and condition before choosing hot or cold water extraction, low-moisture cleaning or dry cleaning. Polyester, cotton, rayon, silk, wool and blends can require different care.

Sofas & sectionals

A full fabric sofa, loveseat or sectional needs care across seats, arms and backrests. Send an overall photo and the number of seating positions so the quote covers the furniture you want cleaned.

$60 per seat • Three-seat sofa $180.

Armchairs & dining chairs

Refresh tub chairs, armchairs, recliners and upholstered dining seats. We inspect the fabric and construction, paying attention to contact areas and spots around arms, seat cushions and chair backs.

Dining seat OR back $10 • Both $20. Armchair $60 • Recliner $80.

Spots & everyday marks

Body oils, food and drink spills can leave upholstery looking dull. We assess marks and previous treatments, then pre-test a suitable approach before treating the fabric.

Permanent dye changes, wear or fibre damage may remain.

Pet odours & fabric care

Tell us where accidents happened and whether moisture reached the cushion filling. Suitable enzymes, deodorizers and targeted solutions can help address unwanted smells without using the same chemistry on every fabric.

Deep contamination may need additional treatment; we discuss the options first.

The A+ Cleaning process

A better clean starts with thoughtful preparation.

Eight stages of professional upholstery care, adapted to the fabric—not eight treatments automatically applied to every piece.

Prepare for a deeper clean

Upholstery fabric inspection and care-label review1

Inspect fabric & care label

We review the upholstery fabric, care code, construction, colour stability and visible wear. Share stains, sensitivities and previous treatments so we can agree on suitable care and realistic expectations.

Upholstered chair prepared for cleaning2

Vacuum loose soil

We remove loose dust, crumbs and surface debris with appropriate upholstery attachments. Seams and accessible crevices receive attention before any compatible cleaning solution is applied.

A+ branded spray bottle treating a carpet spot3

Pre-test & treat spots

We test a discreet area and select spot treatment for the fabric and mark. Colour loss, bleaching and permanent fibre damage cannot be cleaned away; we explain any limitations before proceeding.

A+ branded pre-conditioning solution jug beside carpet fibres4

Condition where suitable

For compatible fabrics, a suitable pre-conditioner helps loosen contact soil and body oils. Product, dilution, temperature and working time are selected for the material and care instructions.

The finishing touches

Fabric sofa requiring gentle upholstery care5

Gently work the fabric

Where the fabric allows, gentle brushing or controlled agitation helps release soil. Delicate textures, pile direction and trims require care; aggressive scrubbing is avoided.

Clean, rinse & recover

On suitable water-cleanable upholstery, controlled extraction removes loosened soil and cleaning solution. When water is unsuitable, we select a compatible low-moisture or dry-cleaning approach instead.

A+ branded odour treatment spray with botanical leaves7

Assess odours & finish

We review remaining marks and odours, discuss any additional treatment and finish the fabric as appropriate. Cushion filling and deeper contamination can affect the result.

A+ protection shield with water droplets on carpet8

Optional protection & after-care

Ask about fabric protector at $20 per seat where suitable. We confirm the product and additional cost, then explain airflow, drying and when your furniture is ready to use.

We adapt every stage to the upholstery fabric, construction and care instructions. Additional treatments and protection are discussed and priced before work begins. Allow the furniture to dry fully before normal use.

Optional finishing care

Optional upholstery protector: extra care for your furniture.

We check the care label and pre-test before applying any protector. Green Guard is listed by its manufacturer for suitable W or W/S upholstery; it is not automatically suitable for every fabric. Protection does not make furniture stain-proof.

Looking for fabric protection or a “ScotchGuard” treatment? Add suitable soil-release protection after your upholstery cleaning to make everyday furniture care easier.

Extra care for everyday living.

  • Encapsulates soil and cleaning residue
  • Helps reduce soil reattachment to fibres
  • Supports easier spot and stain removal
  • Helps manage recurring spots caused by wicking
  • Leaves fibres soft, without a sticky feel
  • PFAS-free formula

Optional fabric protector: $20 per seat + HST.

We check suitability, confirm the additional cost and explain drying and after-care before application. Blot drink and wine spills promptly and continue regular vacuuming. Protection does not make upholstery stain-proof or guarantee stain removal.

Scotchgard™ is a brand name, sometimes spelled “ScotchGuard.” We confirm the specific protector being applied before work begins. Keep children and pets away during application and follow our drying and re-entry guidance.

Before your appointment

How to prepare for our upholstery-cleaning visit.

A little preparation helps us get straight to the areas that need attention. Follow these simple steps for a smooth appointment.

Arrange nearby parking

Please arrange a parking space as close as possible to your house or condo entrance so we can unload equipment efficiently. For condos, confirm visitor parking and any service-elevator booking or building access requirements.

Clear the floors and access route

Remove throws, loose belongings and fragile items around the furniture. Keep care labels accessible; do not remove fitted covers unless we have agreed this in advance. Leave a clear passage from the entrance to every area being cleaned. Large furniture can stay in place; we clean around it and underneath where clearance allows.

Pre-vacuum before we arrive

Vacuum accessible seats and crevices with a suitable upholstery attachment before your appointment to collect loose crumbs and debris. Let us know in advance if you cannot pre-vacuum so we can plan the preparation needed.

Keep children and pets clear

Keep children and pets safely away from the work area, hoses and equipment throughout the appointment. Follow the drying and re-entry guidance we provide before allowing normal use.

Arrange access if you will be away

You do not need to remain at home. Agree on a secure access arrangement with us before the appointment, confirm the areas and treatments, and remain reachable by phone while we complete the work.

Enjoy a clean, fresh home

After the final check, follow our airflow and drying advice. Once your furniture is fully dry, enjoy refreshed rooms and a cleaner, more welcoming home.

Clear pricing. Agreed scope.
Sofa and sectional cleaning is $60 per seat. Minimum service order: $180 + HST. We confirm your areas, access and any additional treatments before work begins.

The right method for the fabric

Fabric first. Thoughtful cleaning.

A couch is more than its surface: fibres, dyes, backing and cushion filling all influence the method. We check care instructions and test before selecting products, moisture and temperature.

Our professional extraction equipment is paired with an upholstery tool where suitable. Low-moisture or dry cleaning is chosen when the material needs a different approach. Tell us about any sensitivities so we can discuss suitable product options.

Sofa & Upholstery Cleaning FAQs

How much does sofa and upholstery cleaning cost?

Sofas and sectionals are $60 per seat. A loveseat is $120, a three-seat sofa $180, an armchair or tub chair $60 and a recliner $80. Dining chair seats OR backs are $10; both together are $20 per chair. Our minimum service order is $180 + HST. We confirm scope and price before work begins. View the full price chart →

Which upholstery cleaning method will you use?

We inspect the fabric, construction and care label and pre-test a discreet area. Depending on suitability, we choose hot or cold water extraction, low-moisture cleaning or dry cleaning. A single method is not suitable for every sofa.

Can you remove every upholstery stain?

Many stains can be removed or improved, but complete removal cannot be guaranteed. Results depend on the fabric, type and age of the stain and previous treatments. Permanent dye change, bleaching or worn fibres may remain.

Can you treat pet odours in sofas and cushions?

We assess where the odour originates and select suitable products, enzymes or deodorizers where appropriate. Moisture that has reached cushion filling or the frame may require additional treatment. We discuss the options before work begins.

How long does upholstery take to dry?

Typical drying can be around 2–4 hours, but fabric, cushion filling, airflow, temperature and humidity can extend this. We provide guidance for your piece. Wait until the furniture is fully dry before replacing throws or using it normally.

How long does a sofa-cleaning appointment take?

Allow approximately two hours for a sofa or sectional. Size, fabric, condition, access and additional treatments affect the time; we discuss the expected scope when arranging the appointment.

Are your products suitable for homes with children and pets?

We select products for the fabric and follow manufacturer directions. A botanical option without added fragrance or dyes may be available where suitable. Share sensitivities before the visit and keep children and pets away during cleaning and until re-entry is advised.

Can I add fabric protector?

Optional upholstery protection is $20 per seat where suitable. We check the fabric and care instructions, confirm the product and price, and explain after-care. A protector does not make furniture stain-proof.

Do I need to move or prepare my furniture?

Remove loose personal items and throws, clear the route to the furniture and arrange nearby parking. Vacuum accessible seats and crevices if possible. Share building access and elevator requirements, and agree on secure entry if you will be away.
